Bank rating on housing rises 7.8% to 1,299 euros / square meter in September

The average bank valuation rose 7.8% to 1,299 euros per square meter (m2) in September, year-on-year, and advanced 0.9% (plus 11 euros / m2) compared to August, INE reported today.

 

According to the September 2019 Housing Bank Appraisal Survey conducted by the National Institute of Statistics (INE) in September, the average bank appraisal value for housing purchase credit was set at 1,299 euros / m2, 11 euros more than in the previous month.

 

The average appraisal value of the apartments increased by 14 euros compared to August to 1,385 euros / m2, with the highest value to be observed in the Algarve region (1,704 euros / m2) and the lowest in Alentejo (1,068 euros / m2). ).

 

Compared to August, the value for apartments rose 1.0%, with the Lisbon Metropolitan Area showing the highest growth (1.5%) and the Autonomous Region of Madeira the largest decrease (-1.0%).

 

In houses, the average valuation increased by 3 euros to 1,164 euros / m2, with the highest values ​​to be observed in the Algarve (1,674 euros / m2) and the Lisbon Metropolitan Area (1,610 euros / m2) , with the Center registering the lowest value (999 euros / m2).

 

Compared to the same month last year, the average value of the appraisals increased by 7.8%, with the value of apartments and houses increasing by 9.6% and 4.8%, respectively.

 

Regarding the categorization by regions, INE concluded that, in the month under review, the largest increase for housing developments was registered in the Lisbon Metropolitan Area (1.3%) and, on the other hand, the only decrease was observed in the Alentejo. (-0.1%).

 

Still at the regional level, INE states that the highest annual rate of change for all assessments was in the Lisbon Metropolitan Area (8.7%) and the lowest was observed in the Alentejo region (4.2%). .

 

In a NUTS III Region analysis, according to the average bank valuation index, the Algarve, the Lisbon Metropolitan Area, the Autonomous Region of Madeira, the Porto Metropolitan Area, the Alentejo Litoral and the Central Alentejo presented September, valuation values ​​above the national average (44%, 36%, 21%, 11%, 3% and 1% above, respectively).

 

In turn, the regions of Beiras and Serra da Estrela, Beira Baixa and Alto Tâmega presented the lowest values ​​in relation to the national average (minus 29%, 24% and 24%, respectively).
